Evaluate the total sales volume for the area or neighborhood Once we are able to understand the the total sales volume in the the geographical farm area, we are then able to determine whether there is enough sales volume in the potential geographical farm area for you to be able to check the first box when determining what geographical area to farm. 2. Is there a dominant agent in this market? Look for a place that doesn't already have a dominant agent. I consider a dominant agent anyone who has listed at least 20% of the houses in a specific farm area in the last year. I don't encourage anyone to shy away from competition, but we should look for other farm areas with lower hanging fruit. If there is not a dominant agent it means that the market is fragmented and we have now checked the next box in deciding the best geographical market to farm. 3. How much GCI (gross commission income) is available in this farm area What is the opportunity in this market? In reality we are looking to get both sides for some of the transactions, but we need to identify the total opportunity. Analyze the listing price of the houses in the geographical farm area and determine if the area is worth it for you as an agent. 4. Is it worth your time? If you take 10% of the market, is it worth your time, money, and effort? You must understand the numbers to determine if the farm area is worth it after your investment of time energy, and effort in coming soon marketing, just listed postcards, just sold postcards, holding open houses, and door knocking. 5. Do you have the capacity to focus on this farm area? It's important to be fully committed to your farm area. Are you willing to commit to putting in the time, money and effort to host events to immerse yourself into the community so that you can be perceived as the professional in the are. It's important that you love the area and the people you are surrounded by in your chosen farm area.
