Location: • Mopa is a village in North Goa in the Pernem district. • Airport sites on 2300 acres of land • Would service 44 lakh travellers and scaled up to 1 Cr travellers PA • Single runway airport compared to double lane in Mumbai, Dubai, LHR, Bangkok. MOPA is about 1 hour to the MAMA belt Morjim Ashvem, Mandrem and Arambol What to avoid Apartments that cost less than 1 Cr What to consider - Apartments between 1-1.5 Cr from only certain developers who develop at max 75 apartments within a gated community) – Must have GYM/POOL/ETC and land - Land and apartments between 1 – 2 cr – Same as above - (2-3 cr ) Apt, Land and u/c villas) - 3-5 Cr – Land and villas - 5-10 Cr Land/ Villas - 10 Cr upwards – Land. Rental yield The bubble will burst for villas because there will be an oversupply in 3 years. Everyone is building villas in Goa and many people are buying hoping to make exaggerated rental yields) Note: DO NOT TAKE A LOAN to buy a property in Goa MAMA belt 1. Over supply of holiday villas (be careful) 2. Over supply of apartments (DO NOT BUY) 3. Rentals will not exceed 5-6% pa 4. Capital appreciation will cap at 10% per year for 5 years and then might fall and experience regression. 5. Land price in MAMA is 5-7000 for orchard and 20,000 for settlement now – it will go upto 20,000 for orchard and 1 lakh for good sea view settlement plots) 6. Private villas with own land will enjoy good rental yield and capital appreciation. Recommendation to the Government 1. Marry permissions with infra plan. – Engage a good city planning firm to come in and calculate how many households the projected infra can support and limit licences based on those parameters. 2. Garbage management 3. Zoning (Agri/Forest/Settlement) – but also residential commercial and party. 4. Public utility services like UBER/OLA/WC 5. Safety for women and behavioural code for tourists by way of videos (OSHO Ashram) 6. Avoid granting licences to establishments that cater to and patronise badly behaved tourists. Baga and Calangute for example have Bollywood parties and this is a recipe for disaster. Now that those areas are already destroyed, the Government could make those areas Pattaya and organically channel those tourists there (like Pattaya) and give licences to international gigs and promote MAMA as a luxury destination. Promote: - Golf course - Luxury developments only that allow only 40% FAR - Good cafes - Art galleries - Strict action by RTO - No parking zone - Panel for permissions - 1 window clearance - No Panchayat approvals for small gados and so on. - VISA on arrival - Police support - Beach patrol by female constables and STRICT action against hawkers and illegal massage persons and stray cattle/dogs |
